Affordable Housing updates...

Tuesday 16 December

Construction has continued to progress quickly with plenty of visible activity on the site.

The roof tiles and bricks have been delivered and the majority of the properties have had the roofs tiled. Progress has been delayed on the property adjacent to Ladymead Lane, which has been due to the close proximity of power lines, and thus has prevented the scaffolding being completed. The knock on effect has resulted in a delay in completion of the roof and upper wooden framework nearest the power lines.  It is anticipated that this issue will be resolved by early in 2009, which will enable work to continue.

As previously mentioned, Russell Construction are registered under the Considerate Constructors scheme which aims to ensure that there is minimal disruption to the community. On a recent review the site was awarded 34 marks out of 40, which is a very good rating, and later on during the development there will be a further review, which Russell Construction will aim to maintain and improve this rating.

Construction work will stop on December 24th, resuming on January 5th 2009.

Tuesday 11 November

As most of you will have noticed over the past week or so, but progress in "Turnpike Close" has been both noticeable and swift. The foundations and floor beams have been completed, and scaffolding erected around all of the buildings. This will enable the wooden framework of the buildings to be erected. Builders, with the aid of a portable crane, have already started to lower the first panels into place.

The internal drainage to the buildings is now complete and the soakaways formed to the rear gardens. The top soil for the rear gardens has also being delivered and spread out over the plots as necessary. This is being done because the existing top soil fails to meet the current legislation and an agreed amount has to be replaced with soil that does meet the legislation.

I know from talking to a few people that there have been some minor grumbles about the lorries that deliver soil, woodwork and other building materials to site. Russell Construction are aware that Ladymead Lane is both narrow and busy and that deliveries can cause some disruption and traffic problems. They added that when lorries are reversing into the site, two people are working with the lorry driver to ensure that manoeuvres are carried out safely and with minimal disruption to residents and cars. They also advised that under certain circumstances the Police can insist that deliveries are carried out of normal hours.

Friday 7 November

The name for the road where the Affordable Housing is being built has been chosen. The Parish Council made three suggestions and North Somerset Council made the final choice. The new road will be called Turnpike Close.

Tuesday 14 October

Work is proceeding at a pace with the following works now completed or underway:

Electricity cable diverted successfully by Western Power Distribution last week and the supply ran into the development.

Construction of the access road is continuing, with drainage work underway and the base tarmac surface being applied. The two soakaways for the access road are also being dug out ready to be filled with the appropriate drainage material.

Work should commence this week on the foundations for the remaining properties, with wooden framework of the actual properties due to arrive on site during the second week of November.

Monday 6 October

Construction of the 12 affordable homes continues a pace, with some noticeable changes to the site.

The access road has been dug out and the base level of hard core provided, which will improve vehicular access for the builders and also reduce the amount of mud deposited on Ladymead Lane. Over the coming week the main fabric of the road will be constructed, which will include the drainage and temporary curbs. Drainage on site will be via local soakaways, as there have been issues in identifying the storm drain in Ladymead Lane.

Some of you may well have received a notification from Western Power Distribution advising of an interruption to electricity supplies on 9 October. This interruption is required to enable the move of a High Voltage cable which runs across the development. Once this has been completed the Low Voltage (415/230 volts) work will be carried out on site in readiness for installation in the dwellings.

The footings have been excavated for dwellings 4 to 12 and some block work has been completed on dwellings 7 to 12.

Monday 29 September

Work on allocating the 12 affordable homes being developed along Ladymead Lane will begin later this year, commencing with a presentation to the Parish Council on 13th October 2008. English Rural Housing Association holds a list of all households interested in the development and will be contacting them before Christmas with details on how to formally apply for one of the homes. Unlike many affordable homes being built across North Somerset which do not have occupancy controls, these 12 homes will be allocated to people with a local connection to Churchill and Langford, and then neighbouring parishes, through residency, employment and close family connections. Applicants for the homes must all be on the North Somerset Council Housing Needs register. Tuesday 19 September

Ground works are continuing on site with the top soil removed to a depth of around 300mm. Around 50% of the work has been completed in order to relocate the sewer. Once the remaining section of new piping has been laid it will need to be tested and signed off by Wessex Water before the cut over can take place. The trees along the boundary with the cricket pitch that required removal have also been cut down and the stumps removed.

I have also been advised by the developer that a single master aerial and satellite dish will be provided on site as part of the development, and they will provide a feed from each into each property. As most of you will be aware they are due to switch off the analogue TV signal on the Mendip transmitter early to mid 2010, so this will future proof the houses and also ensure that unsightly dishes and aerials are kept to a minimum.
